TERMS & CONDITIONS
Booking & Payment
A booking is confirmed once full payment or the required deposit has been received. By completing a booking, guests agree to these Terms and Conditions.
The person making the booking must be over 18 years of age and is responsible for all guests staying at the property.
Check-In & Check-Out
Check-in: From 3:00pm
Check-out: By 10:00am
Early check-in or late check-out may be available by prior arrangement.
Access details will be provided prior to arrival.
Maximum Guests
Additional visitors are not permitted without prior approval.
Respect for the Property
Guests agree to treat the cottage and surrounding property with care and leave the property in a reasonably clean condition.
Any damage or breakages should be reported during the stay.
Guests may be charged for damage, excessive cleaning, or lost items.
Noise
This is a peaceful rural property. Guests are asked to respect neighbouring properties and avoid excessive noise, particularly between 10:00pm and 7:00am.
Parties and events are strictly prohibited.
Pets
Pets are welcome in the secure garden yard only.
Pets are not permitted inside the cottage.
Guests are responsible for cleaning up after pets and ensuring they do not disturb livestock or wildlife.
Children
Children must be supervised at all times outside the secure garden yard.
The property is located on a working farm and livestock, dams, and farm equipment may be present.
Liability
Guests stay at the property at their own risk.
The owners are not responsible for personal injury, loss or damage to personal belongings, or events outside their control such as weather, power outages, or road closures.
Cancellation
Cancellations made within 24 hours of booking or more than 4 weeks prior to the arrival date will receive a 100% refund.

Cancellations made within 1 week of the arrival date will receive a 50% refund of the nightly rate. The service fee is non-refundable.
Cancellations made less than 1 week before arrival are non-refundable.
If the property becomes unavailable due to unforeseen circumstances, guests will receive a full refund of all payments made.
Use of Property
The cottage is for short-term holiday accommodation only.
Commercial use, parties, weddings, or large gatherings are not permitted without prior written approval.
